of TMs s,s
z.
AU1MLIUVy
own qf MaS 2 Panning Board
c
16 Great Weck RoadWorth
-Mashpee, -Massachusetts 02649
Mr. Pesce stated based on testimony and documentation from applicants and engineer, all
comments have been satisfactorily addressed.
Mr. Tobin noted some overlap and would like clarification. The DPW raised questions about
the Sediment Control Plan with the pear trees being removed. Post Planning Board, pre-
issuance of building permit, all requests from the Fire Dept., such as an oxygen box,
accessible sprinklers, and alarm testing must be met.
Mr. Pesce answered that this site is already built, there is no separate erosion control plan, it is
addressed on the plan.
Ms. Faulkner inquired about the May 15th correspondence to the Town Planner, regarding roof
runoff being directed to a new leaching basin of crushed stone, in paragraph 6. The basin is
designed for the 100-year storm, she would like an explanation of that.
Mr. Eddy explained how the leach pit is designed for roof runoff. A single leach pit handles a
100-year storm. Using specialized software HydroCAD, given calculations and size, runoff will
not be large. Stormwater exceeds its original design. With underground stormwater
management, a smaller footprint, and topography layout, the building is further away from
stormwater and proposes a separate leach pit at the west end to collect by gutters and roof
drains. There is good soil and we are able to control on site.
Mr. Pesce noted additionally, they also follow NOAA Atlas 15. The National Weather Service
provides data on precipitation frequency. Mashpee is 7.5.
Mr. Tobin confirmed compliance with the setbacks, he agrees with use analysis, and would like
to go over the flow capacity. It is not stated in the packet, but it was noted there was enough
flow for several restaurants.
Mr. Hansen loves that Building F no longer exists. He questioned if a knee wall is enough
protection for diners. Europe has bollards lining the streets for pedestrians' safety.
Mr. Scott stated the knee wall provides a level of protection. A bollard is anchored into the
ground 3-4 feet deep, while a knee wall is sitting on the foundation. It does not provide the
same anchorage.
Mr. Eddy stated it is not common practice to line a building with bollards.
Karen Johnson with Brand Street Properties, managers of South Cape, commented Building F
was removed to utilize parking more efficiently. At each iteration, they had to look hard at the
4
