MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MAY 14, 2025 <br /> Ms. Sangeleer second, yes, <br /> Mr. Furbush, yes, <br /> Mr. Goldstein, yes, <br /> Mr. Reidy, yes, <br /> Mr. Bonvie, yes. <br /> All were in favor to issue a Written Finding. <br /> 27 Sturgis Lane Owner, Darryl Stuart Sharpe requests a Written Finding under <br /> §174-17 and §174-33 of the Zoning Bylaws to allow for construction of access <br /> stairs to a proposed dock, repair an existing deck and pump house all within 50 <br /> ft. setback to wetlands on property located in an R-5 Zoning District, Map 20, <br /> Parcel 9, Mashpee, MA. <br /> Sitting on this hearing are the four regular Board members and Mr. <br /> Ganzenmuller. <br /> Attorney Christopher Kirrane represented the applicant for a Written Finding. <br /> Also present was the homeowner Mr. Sharpe. The proposal is to allow for repair <br /> of access stairs and pump house that is in the rear of the property. The access <br /> stairs are currently deteriorating and imbedded in the inland bank. There are <br /> two sheds on the front of the property that will be removed. The access stairs are <br /> within 50 ft. of the wetlands. The project was approved by the Conservation <br /> Commission. The deck and the pump house are existing. The pump house is for <br /> irrigation. <br /> Mr. Reidy read the Board of Health comments into the record, "No comment." <br /> Mr. Reidy read the Conservation Department comments dated May 9, 2025 into <br /> the record. "Resource Areas: Inland bank, land under waterbodies, and rare <br /> species habitat. NOI application was approved unanimously for improvements to <br /> the property that include restoration of the inland bank, storm water management <br /> system in driveway, mitigation plantings, and access stair construction to protect <br /> the bank down to the dock system. Conditions are filter socks included on limit of <br /> work, three mitigation & monitoring contract with a certified professional, and <br /> erosion mats installed on the inland bank." <br /> Mr. Goldstein asked Mr. Sharpe if the pump house was supplying water for <br /> irrigation. Mr. Sharpe said it's a well. <br /> Mr. Bonvie thought the sheds were being removed. The plan says the sheds are <br /> being relocated. Attorney Kirrane said they are being removed outside the buffer <br /> areas that are under Conservation. The stairs will provide a better situation for <br /> the inland bank. <br /> 11 <br />
