MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MAY 14, 2025 <br /> Mr. Reidy read the Board of Health comments dated May 9, 2025 into the record; <br /> "Existing house is 3 bedroom, septic is designed for 3 bedrooms, and house is in <br /> Zone H. Floor Plan revised 3-31-25 shows I bedroom on first floor and 2 on second <br /> floor. BOH has no comment. " <br /> Mr. Reidy read the Conservation Department comments dated May 9, 2025 into <br /> the record; "Not in wetlands jurisdiction." <br /> Mr. Furbush wanted an explanation of the revised drainage enhancement. <br /> Mr. Dibb mentioned that the existing driveway is subject to flooding and water <br /> will flow into the street. He pointed there are two high points at the entrance of <br /> the property. The new driveway will have a catch basin on the right corner, and <br /> on the left. At elevation 16, he is not concerned that the runoff will infiltrate the <br /> catch basins 100 ft. away. <br /> Mr. Bonvie asked what the measurement is of the catch basin in the northwest <br /> corner. Mr. Dibb said there is 6 ft. of storage below the actual structure to ground <br /> water. The structure is 4 ft. deep at 12 ft. The storm analysis is for a 25-year <br /> storm event, and this design will be reducing the amount of storm water and will <br /> provide better drainage to remain onsite. There will be roof drywells and <br /> downspouts on the proposed house. <br /> Mr. Ganzenmuller asked if there will be fill brought onto the property. <br /> Mr. Dibb said that the finished floor of the proposed house is at 22.5 inches; the <br /> existing house is at 20.2 inches. The only fill that will be provided is in the front <br /> left corner. Most of the back yard is will not have fill. <br /> Mr. Bonvie asked Mr. Dibb to explain how the water runoff will flow and drain <br /> off the rear patio. He said that the design system will move runoff toward the <br /> lawn area. There could be another drain connected in the lawn, but any runoff <br /> is will not leave the site. <br /> At the last meeting, there was discussion regarding the building height and the <br /> cupola. Mr. Goldstein stated he reviewed the revised plan and the cupola was <br /> lowered. <br /> Mr. Morris commented that the measurements were corrected from the original <br /> average grade.
