MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MAY 14, 2025 <br /> Mr. Readel at 22 Pine Avenue spoke and mentioned he had several questions <br /> and some were not under the Board's purview. He mentioned that the revised <br /> plan depicts the garage being situated below grade, and that any water runoff <br /> will flow toward the garage. The Board mentioned that there is a strip drain <br /> designed at the entrance of the proposed garage. Mr. Readel also mentioned that <br /> there is a utility pole currently on the site, but he did not see it on the plan. Mr. <br /> Dibb pointed out that the pole is on the plan, and the homeowner would like <br /> underground utility connections, but that may not be provided. The patio <br /> driveway is not included in lot coverage. <br /> Mr. Sockbeson at 294 Shore Drive had concerns with the drainage, and believes <br /> that the Board has made an effort to address those concerns. <br /> Mr. Bonvie said that the Board makes an effort to address concerns regarding <br /> storm water of a 25 to 50-year storm event, and the engineer has provided that <br /> design on the revised plan. <br /> Mr. Furbush made a motion to close the public hearing. Mr. Ganzenmuller, <br /> second. All were in favor. <br /> Mr. Reidy made a motion that the Board issue a Special Permit to Owners, David <br /> Basking and Elina Goman, Trustees of the 265 Fells Pond Realty Trust under <br /> §174-17.1 of the Zoning Bylaws to raze and replace an existing single-family <br /> dwelling with a new single-family dwelling on property located in an R-3 Zoning <br /> District, Map 123, Parcel 30, Mashpee, MA with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of <br /> a Special Permit under Mass General Law 40A Section 9. <br /> 2. Plot Plan - Prepared for David Baskin, Project: 7 Pine Avenue, Mashpee, <br /> MA. Date: February 3, 2025, Revised: 3/20/25: Add 30" Deep Basement <br /> Window Well. Revised: 3/25/25: Revise Galley System on East Side, Swale <br /> Grading From Back to Front of Property. Revised: 4/16/25: Add yard <br /> Drain (Northeast Corner).
