MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 11, 2025 <br /> The upland existing lot coverage is 7.7% which is conforming, the increase is 463 <br /> sq. ft. of coverage would render the upland lot coverage of 10.8% which is well under <br /> the 20% if reviewing this project in the year 2015. The front yard setback is being <br /> slightly improved from 23.6 ft. to 24. 8 ft. The rear yard setback is 13.2 ft. to 13.3 <br /> ft. The new structure will be flood zone compliant and building code compliant. <br /> There is an IA septic system proposed. There will be dry wells installed to prevent <br /> any water runoff. The project was approved by the Conservation Commission and <br /> has significant mitigation for lawn areas, and the project is similar to other projects <br /> in the neighborhood. <br /> Attorney Kirrane mentioned that the Board of Health acknowledged the revisions to <br /> the septic system. <br /> Mr. Reidy read the Conservation Department comments dated June 11, 2025 into <br /> the record; <br /> Resource Areas: Buffer to BVW, Buffer to salt marsh, and LSCSF <br /> NOI application received unanimous approval due to improvement to property <br /> through IA septic system upgrade, drywell installation, flood compliant foundation, <br /> and mitigation plantings to replace sections of lawn. Conditions for approval are <br /> switching out select mitigation species appropriate to flood zone, no trees removed <br /> within limit of work, and adhere to Regulation 31: Nitrogen Loading/Lawn <br /> Standards. <br /> Mr. Ganzenmuller read the Board of Health comments dated June 11, 2025 into the <br /> record; Septic Plan designed for 3 bedroom,plans show 3 bedrooms. Septic needs to be <br /> submitted to health department. <br /> Mr. Goldstein noticed that the height of the proposed house at 34.5 ft. and is under <br /> the 35 ft. requirement but a little tight. He asked Mr. Morris if a letter is required by <br /> the engineer to confirm the height. Mr. Morris said; yes, he asks the applicant to <br /> provide a letter from an engineer at the frame inspection. <br /> There were no comments from the audience. There were no more comments from <br /> the Board. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved. <br /> Ms. Sangeleer second. All were in favor. Mr. Bonvie asked for a motion for the <br /> application. <br /> 7 <br />
