MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 9, 2025 <br /> Mr. Bonvie asked for a motion of the petition. <br /> Mr. Reidy read Ms. Spillane's letter into the record dated June 2, 2025. <br /> Mr. Reidy made a motion that the Board issue a Written Finding for 14 Brewster <br /> Road. Ms. Sangeleer second. All were in favor. <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Written Finding under Mass General Law 40A Section 6. <br /> 2. The property is located in the R-3 Zoning District and requires <br /> 40,000 sq. ft. of lot area, 150 ft. of frontage, 40 ft. from the front yard setback, <br /> 15 ft. from the sides and rear yard setbacks, 20% lot coverage, 35 ft. building <br /> height, and 50 ft. setback from wetlands. The lot is wholly within Land Subject <br /> to Coastal Storm Flowage. The affected lot area is 13,115 sq. ft. and under <br /> zoning is zero square feet. There are three nonconforming conditions; the lot <br /> area is zero because of the flood zone, lot coverage is 100% because of the flood <br /> zone, and a right-side yard setback of 14.1 ft. where 15 ft. is required. <br /> 4 <br />
