MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 9, 2025 <br /> The proposed consists of minor additions that are all within the footprint of the <br /> existing structure that will not affect the setbacks. There is a front porch, and <br /> a second story addition that will be above an existing deck. There is no increase <br /> in lot coverage. The lot coverage is currently 23.3%, and will remain the same <br /> as indicated under the old dimensional method requirement. There are no new <br /> nonconformities being created, and is consistent with other development in the <br /> neighborhood. <br /> Mr. Reidy read the Board of Health and the Conservation Department <br /> comments into the record. <br /> Mr. Blaisdell confirmed with Mr. Morris that he will not issue a building permit <br /> until approval from the Conservation Agent. <br /> Attorney Kirrane asked the Board if the application would require to re- <br /> schedule a meeting to submit the revised plan from Conservation. <br /> The Board agreed that a revised site plan can be submitted to the Building <br /> Department for the Chair to sign. <br /> Attorney Kirrane commented that if a motion were made by the Board to <br /> approve the project that a first-floor addition, and a second-floor addition be <br /> added to that motion to eliminate any discrepancies. <br /> Mr. Bonvie agreed and commented that an amended plan will be submitted, <br /> and that he will sign that amended plan. <br /> Mr. Bonvie wanted to confirm that there was a storm water management <br /> included on the site plan. Attorney Kirrane mentioned that the plan indicated <br /> a new dry well for new roof down spouts, and an overflow pipe. <br /> Mr. Bonvie has no issues because the construction is within the same footprint. <br /> Mr. Ganzenmuller wanted a review of the specific changes of the proposed <br /> construction, and to confirm there was no expansion to the setbacks. Attorney <br /> Kirrane explained that the project consists of enclosing the open areas, and are <br /> within the same footprint of the existing house. There is no increase in the <br /> bedroom count. <br /> Mr. Furbush wanted to confirm that there was no increase in the height of the <br /> existing house. The plan depicted 31 ft. <br /> 5 <br />
