MASHPEE ZONING BOARD OF APPEALS
MEETING MINUTES
JULY 23, 2025
Mr. Goldstein had concerns regarding the structural integrity especially with a
two-story house. He asked Mr. Morris for his comments.
Mr. Morris mentioned he received a letter from the structural engineer on this
project. He said that he wanted to see the house plans, and questioned if the
homeowners were aware of this situation.
Mr. Paul Mochi, Architect spoke and mentioned the details of the building
process and that there are some changes to the structural plans, and he is
working with the engineer.
Mr. Morris has concerns with the lack of information from the structural
engineer. He said that the framing plans and structural plans do not match and
he shares the Board's concerns.
Mr. Goldstein also mentioned his concerns with the foundation remaining.
Mr. Bonvie asked the applicant the reason for the foundation to remain.
Ms. Dianne Bazarian introduced herself to the Board and mentioned that the
house was built in 1963 by her family, and the existing foundation had no issues
as confirmed with the structural engineer. She said that there will be some
adjustments required, and was confident that the existing foundation could
handle the structural changes.
Mr. Paul Mochi mentioned that the engineer did not say they don't recommend
going to a second story; he recommended not keeping the first floor. They agreed
to the first-floor deck, and rebuilt the two stories; the whole house would be built
up according to code. The design and structural plans will be stamped and
certified by a professional structural engineer.
Mr. Morris will also require a controlled construction affidavit as well. He has
strong concerns with this project.
Mr. Bonvie mentioned that it is not within the Board's purview to determine
whether or not you keep the foundation. But to understand that if there are any
changes made to the project, you will have to return to this Board.
The Board also questioned the setback of the covered porch. The site plan did
not depict the 15.4 ft., and could possibly require a Variance application.
5
