MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 23, 2025 <br /> Ms. Sangeleer mentioned that the existing foundation was removed on the raze <br /> and replace project of her home, and that she made the right decision. <br /> Mr. Goldstein commented as a home builder, that he would require a signed <br /> letter that he would not take any responsibility of that foundation. <br /> Mr. Bazarian spoke and mentioned he had a conversation with the structural <br /> engineer. <br /> Mr. Bonvie stated that no person on the Board is a structural engineer, and it is <br /> not in the Board's purview to discuss the engineering of the project. <br /> Mr. Wallace said that he can make the adjustment on the site plan and to the <br /> covered porch. <br /> The Board reviewed the site plan, and found an issue with the side setback at <br /> 15.4 ft., and decided that the plan needs to be revised before it can be approved. <br /> Mr. Bonvie took a roll call to determine if the plan needed to be revised. Mr. Reidy <br /> stated he wants a revised plan. Mr. Goldstein, agreed, Mr. Furbush, agreed, Ms. <br /> Sangeleer agreed, and Mr. Bonvie agreed including if you want to keep the <br /> foundation if you choose to do so, but that is between the applicant and the <br /> Zoning Enforcement Officer. <br /> Mr. Bonvie asked the applicant if he was requesting an extension. Mr. Wallace <br /> asked for an extension until September 10, 2025. <br /> Mr. Bonvie asked for a motion to accept the extension of September 10, 2025. <br /> Mr. Furbush so moved. Ms. Sangeleer second. All were in favor. <br /> Mr. Bonvie noted that Mr. Goldstein was stepping down from the next <br /> application. <br /> OTHER BUSINESS <br /> 14 Capstan Circle: Owners, Robert and Tracy McDonald requesting approval of <br /> modifications related to grade and architectural design pursuant to §174-24 (C) <br /> (9) (a) of the Zoning Bylaw. The Board has to vote and determine if said <br /> modifications are major or minor. <br /> Attorney Christopher Kirrane represented the applicants requesting a <br /> determination if the revisions are considered a major or minor modification to <br /> the existing Special Permit. Also present was a representative from Archi-Tech <br /> Associates, and Mark Dibb, with Cape 8v Islands Engineering. <br /> 6 <br />
