Minutes of Meeting of <br /> Plan Review Committee <br /> Tuesday, May 6, 2025 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Mr. LaValle provided the Committee with the building design and color plans. He said that <br /> this building is a lot smallerthan the original proposed building,and will be a darker orange <br /> color. The landscape design will have more green space with shrubs and trees. On the west <br /> side there will be pear trees every 30 ft. with proposed plantings along Charles Street and a <br /> screened in dumpsterarea thatwill be landscaped. <br /> The parking layout has a handicapped accessible area in front with a couple of take-out <br /> parking spaces. There are existing mechanicals for electrical and gas services. There is an <br /> existing drainage system, butwas re-designed to accommodate any roof water runoff with a <br /> new underground infiltration system. <br /> Ms. Johnson said that the site was recently upgraded with new LED lighting. Ms. Johnson <br /> said that the parking for the entire shopping area has 781 spaces, and 619 spaces are <br /> required.The Chipotle Restaurantwill have 61 spaces in the parking lotarea, and 7 on-street <br /> spaces which meets the overall site requirements. <br /> Mr. LaValle presented the site plan to the Committee. The building is in the same space with <br /> an accessible ramp. Chipotle wanted to remove two parking spaces in frontof the building for <br /> take-out. There is a dumpster on the left side of the building and will be screened and <br /> landscaped. The scale of the building is reduced and the area on the right has more green <br /> space. The grading is similarto the prior application.There will be an underground infiltration <br /> system installed on the west side. There will be infiltration chambers installed.The grading is <br /> greatly reduced. The utilities have existing stubs and will be accessible for the building. <br /> Mr. Scott presented the architectural and building design plans. There is a brick knee wall <br /> installed as some of the other buildings on the property. The store frontwill be a gray tone <br /> which is the Chipotle standard colors. The upperportion of the building will be a cedar shake <br /> and clapboard in the center area of the base of the building.The store front will be a light <br /> gray, and the signage will be highlighted with gooseneck light fixtures. <br /> David Morris, Building Commissioner <br /> Mr. Morris asked for the bollard locations. Mr. LaValle pointed out the bollards in front of the <br /> du mpster area. <br /> Mr. Morris reserved the right for Catherine Laurent, DPW Director's comments to be part of <br /> the record. She asked forthe sediment control plan, and the retaining wall. <br /> Mr. Morris said that the wall is under4 ft. and is not an issue with him. <br /> 2 <br />
