MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 13, 2025 <br /> The plan depicts a dashed line of the location of the proposed addition that is <br /> part of the existing deck that is being removed but is in the same footprint. <br /> Mr. Bonvie asked the Board if they were aware of any flooding issues on Manitoba <br /> Road. No one was aware of flooding. The property is located in the flood zone. <br /> Mr. Goldstein asked if the fireplace is cantilevered. This site plan does not show <br /> a cantilever. The plan shows the elevation. The new plan should be revised to <br /> note that the fireplace cannot be extended beyond the footprint. <br /> Mr. Cook said that the fireplace will be removed. <br /> Mr. Goldstein asked Mr. Morris if there was an issue with the setback from the <br /> lot line depicting 14 ft. of the deck, and not 15 ft. <br /> Mr. Cook said the deck is rebuilt and is existing. <br /> Mr. Bonvie stated that both plans need to be revised. The engineer plan has to <br /> be amended to remove the fireplace. <br /> Mr. Cook gave a little history, the clients and the engineer submitted for the <br /> Conservation Commission, and didn't realize that they had to present to the <br /> Zoning Board. He apologized for any discrepancies on the two plans. <br /> Chairman Bonvie wants both plans amended. <br /> Mr. Morris said that the Board dealt with the anomalies of the of the lot coverage. <br /> There were no questions from the audience. <br /> Chairman Bonvie reiterated to amend two plans. The design plan, and the site <br /> plan. Mr. Bonvie polled the Board to allow him to sign the revised plans when <br /> they are submitted, and the motion should be specific about the two plans. <br /> Mr. Reidy commented that the plans will be amended and submitted as <br /> discussed at the meeting. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved. <br /> Ms. Sangeleer second. All were in favor to close the public hearing. <br /> 3 <br />
