They are waiting to finalize with the Planning
Board, and he is unsure about the release and sureties.
Mr. Tobin noted they will be before this Board for a modification to the Special Permit for a
transfer of land to the NLC. (Native Land Conservancy)
474 Main St./ 31 Ashumet R.
Most of the site work is done and the major drainage system has been constructed but is not
connected to anything yet. They have not finished building the driveway or parking lot. They
will be back before this Board for minor modifications in September. This pertains to a
dumpster and line striping, not anything major, but up to the Planning Board.
Mr. Tobin commented this is a private car storage, there is no need for a dumpster or striping
on the pavement.
Ms. Waygan stated as a direct abutter, she would like Rob Hansen to sit on this for a full five-
member Board.
Country Club Estates
Mr. Pesce spent time walking around the entire site. He has not been provided with the
updated design plan, and he will hopefully have it next week. He has taken photos for the
memo; it is partially written. This is a memo to the Planning Board describing what he thinks is
wrong and what remains to be done. There is a second draft memo he is writing on behalf of
the Planning Board for review, to send to the Select Board, along with his own memo.
868 Falmouth Road
Mr. Pesce was working with the Zoning Board to help with tonight's discussion, like drainage
and other minor items. He sent comments regarding the decommissioning plan and glare
study, both well done. For decommissioning, we like to add 25% to the surety, and his email
addresses that.
OLD BUSINESS
868 Falmouth Road Carport Project and Possible Vote on Project Waivers
Melinda Costello has larger copies of the plans to distribute. She also noted that the Registry
of Deeds wanted the Mylar for the ANR as it is still a requirement. The Board signed the Mylar.
Mike Patterson is here with an application for a minor modification to an existing Special
Permit at 868 Falmouth Road for the installation of a rooftop and carport solar. It will be 1350
kW DC, 750kW AC, connected to a 500kW AC battery with 1300kWh (hours). Tonight, they
are seeking two waivers, one for a 100ft. setback for the area located near residential, as well
as one for the 15ft. structure height to accommodate for continued RV and boat storage.
2
