MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 10, 2025 <br /> Mr. Reidy read the Board of Health comments into the record; No increase <br /> in flow. House plans Show 4 bedrooms, new I/A Septic plans design for 4 <br /> bedrooms. <br /> Mr. Reidy read the Conservation Department comments into the record; <br /> "Not in wetlands jurisdiction." <br /> Mr. Morris mentioned that there is no new nonconformities, but the 24.6 ft. <br /> distance is less than 6 inches to be conforming. The side yard setback is a little <br /> close, and the lot coverage is maximum and there should be no shed added. <br /> Mr. Bonvie noticed that the notations of the existing and proposed percentages <br /> on the site plan should just depict "lot coverage" and eliminate the word <br /> structures because there is no wetlands involved. <br /> The 6 ft. by 8 ft. shed noted on the proposed site plan is less square footage than <br /> the existing shed. <br /> There were no more comments from the Board. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved. <br /> Ms. Sangeleer second. All in favor. <br /> Mr. Bonvie asked for a motion for the application. <br /> Mr. Reidy made a motion that the Board issue a Special Permit for 9 Starboard <br /> Lane with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Special Permit under Mass General Law 40A Section 9. <br /> 2.
