MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 10, 2025 <br /> Mr. Reidy read the Conservation Department comments into the record dated <br /> September 8, 2025; "The Conservation Commission issued an order of conditions <br /> approving this project at their June 12th, 2025 public meeting." <br /> Mr. Reidy read the Board of Health comments into the record dated September <br /> 8, 2025; "Raze and Replace will trigger the IA 1000; Regulation requiring <br /> Nitrogen Removal to be added to the Septic. House to Remain 3 bedroom." <br /> Mr. Bonvie mentioned for future reference that the site plans should have an <br /> explanation depicted of the revision dates. He also mentioned his opinion <br /> regarding the existing foundation remaining and that should be a discussion <br /> with the Building Commissioner. <br /> Attorney Kirrane understood that his clients will review the building <br /> requirements during the permitting process. <br /> Mr. Furbush asked for clarification regarding the Board of Health comments. Mr. <br /> Bonvie mentioned that the systems information was indicated on the site plan. <br /> There were no comments from the audience. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved. <br /> Ms. Sangeleer second. All were in favor. <br /> Mr. Bonvie asked for a motion for the application. Mr. Reidy made a motion that <br /> the Board accept the Special Permit application for 25 Monahansett Road with <br /> the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Special Permit under Mass General Law 40A Section 9. <br /> 2.
