MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 10, 2025 <br /> Mr. Bonvie discussed the plan deficiencies; lot area, existing building and <br /> dwelling, existing shed, and proposed coverage. The Board generally requires <br /> structure coverage and lot area coverage depicted on the site plan. Flood plain <br /> dimensions should be eliminated from the calculations, and there was no <br /> indication of flood plain. If the property is totally within the flood plain, the site <br /> plan should indicate the following; lot coverage existing 100%, and 100% <br /> proposed. Also existing structure coverage dimensions, and proposed structure <br /> coverage dimensions. Mr. Bonvie also mentioned that all water runoff should <br /> remain on the property. There should be drainage designs included on the site <br /> plan regarding the proposed additions. The calculations should be for 10-yr. <br /> storm. The plan should also depict a driveway design. <br /> The Board would like two separate site plans; one with the existing dimensions <br /> of structures, and one with proposed dimensions of structures. <br /> Mr. Morris said that a Written Finding under Section 174-33 should be indicated <br /> on the public hearing notice. Mr. Morris also suggested that the applicant could <br /> file a request for a Letter of Map Amendment (LOMA). <br /> Mr. Bonvie also mentioned that the proposed addition on the deck is located on <br /> the septic tank, and might be an issue. Mr. Bonvie also questioned the land <br /> surveyor's notes, and requires an engineered stamp to make certain that the <br /> drainage is designed properly for the proper storm, and would prefers to see <br /> NOAA standards. <br /> Mr. Morris commented that he does not believe that the entire property is within <br /> the flood zone. <br /> Mr. Bonvie asked Mr. Bright if he would like to request an extension until <br /> December 10, 2025. Mr. Bright said; yes. <br /> Mr. Bonvie asked for a motion to accept the applicant's request for extension. <br /> Mr. Furbush so moved. Ms. Sangeleer second. All were in favor. <br />
