MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 10, 2025 <br /> 9 Tuspaquin Road: Owners, Mario and Gina Recupero request a Written <br /> Finding under §174-17 of the Zoning Bylaws to construct a sunroom addition in <br /> place of an existing rear deck to a pre-existing nonconforming structure on <br /> property located in an R-3 Zoning District, Map 72, Parcel 8, Mashpee, MA. <br /> Mr. Mike Cannata represented the homeowners for their Written Finding <br /> request. There is no proposed change of the existing building. No tree or <br /> vegetation removal, and no change in bedroom count. The structure lot is pre- <br /> existing nonconforming on the sideline setbacks and all work will not change its <br /> level of nonconformity as there is no expansion of the building envelope. The lot <br /> coverage will slightly reduce from 16.5% to 15.8%. Roof water runoff for the new <br /> roof area shall be contained in two drywells. <br /> Mr. Reidy read the Conservation comments into the record; The Conservation <br /> Commission required a Notice of Intent permit application for this proposal. The <br /> hearing is scheduled for September 18th, 2025." <br /> Mr. Reidy read the Board of Health comments into the record; "The proposed <br /> additions do not have a foundation therefore no septic setbacks are infringed upon <br /> so no septic inspection is required. Floor plans do not indicate any additional <br /> bedrooms so no increase inflow." <br /> Mr. Bonvie mentioned that the Board typically does not move forward until <br /> approval is submitted by the Conservation Department. <br /> Mr. Bonvie polled the Board and all agreed to continue the hearing. <br /> Mr. Bonvie commented that the site plan should have additional information; <br /> Existing Lot Coverage by Structures, Proposed Lot Coverage by Structures; <br /> Exiting Lot Coverage, Proposed Lot Coverage. Also, drainage calculations if <br /> applicable. If there's an addition with a roof. How is the drainage being captured <br /> on the lot? <br /> Mr. Cannata asked for an extension until October 8, 2025. Mr. Bonvie asked for <br /> a motion to accept the applicant's request. Mr. Furbush so moved. Ms. Sangeleer <br /> second. All were in favor. <br /> 7 <br />
