b.Structural Assessment&Roof Integrity
• Significant concerns about the condition of the roof, particularly in Bay 2.
• Lee Koska shared a photo review with the Board. Lee will send photos to attendees.
• Qiang Shen shared his findings:
a Purlins(roof support beams)and major frames twisted and deformed, primarily due to
fire damage and possibly contact from equipment.
o Twisting is visible from the outside via black marks(soot and heat exposure).
o Pre-engineered buildings like this have minimal safety margin;damage compromises
structural integrity.
o Leaks and drips present; one of the vertical steel members near the railroad tracks also
twisted/damaged, likely from equipment.
o Office building and emergency generator shack are not affected.
c. Risk and Immediate Safety Concerns
Lee Koska further explained the risk and safety concerns:
• The building is standing but its capacity to handle additional roof load, such as from a major
snowstorm, is in doubt.
• Since the last significant snowfall was 6-7 years ago, there®s been luck so far.
• Risk of structural failure in a major snowstorm is"significant."
• Gripping/leaking roof is ongoing but not currently a safety threat.
Lee Koska also expressed that despite being lucky these past couple of years with very little snowfall
that it is just a matter of time in theory before we get one of those major storms that comes through
and if it does happen there's a significant risk to the structure.
d. Questions and Group Discussion
• Detailed photos and further analysis requested for better clarity.
• Discussion of repair options:
o Difficulty of repairs due to pre-engineered building nature (need for original
manufacturer's drawings or custom fabrication).
a Replacement of damaged elements is not straightforward; might require contacting
original manufacturer or specialized fabricators.
Catherine Laurent asked in terms of the repairs, what would your recommendation be? Is it just
replacing those specific beams and panels or is it more extensive than that? Is it the whole roof?Qiang
Shen responded saying they cannot give a definite answer at this time but did mention that this will be
not like a market price to repair. Lee Koska followed up by saying without additional information, and
