reaching out to vendors that unfortunately,we can't give an immediate price here based on the
inspection on 10/21/25.
Qiang Shen stated that there will be the other associated costs like electrical for the pre engineer
building.Catherine Laurent then asked to confirm if they are talking about replacing the entire building.
Which Qiang Shen did confirm. Lee Kaska then stated that replacing the building was one option.
Peter McConarty expressed concern regarding a new building stating that the building was erected in
1988, 2025.The building codes have changed quite a lot for the operations that it's going to be used on
just the.A rough draft in his head because they have done some in Falmouth, in his opinion would be
that it will cost more than replacing a few of the beams. Lee Kaska agreed with McConarty stating that
to give a detailed estimate on the repair will just take a little bit more time and digging. Lee Kaska said
he fully recognizes that this is an older building that would certainly need some upgrades if it were to be
demoed and replaced. McConarty then asked a follow up question to Lee asking if the building is
operable. Lee responded by saying he'll work to get an answer on that. Lee also states that the major
risk is a snowstorm, but it has enough structural degradation that it's definitely a cause for concern.
Paul Tilton asked if DEP would give them a temporary permit to operate as the roof is being repaired.
Lee Kaska said he would look into this as well.
Tim Gordon asked what extent should the board and the landowner be concerned about the risk to the
roof?Qiang Shen replied saying again that it's hard to predict but suggests if there's a major snowstorm,
to close the facility.Catherine Laurent then asked if the concern is with the load, not necessarily high
winds or other weather conditions. Qiang Shen replied saying right now he cannot predict what the
extent of the damage is.
e. Estimate and Timeline
® Ballpark cost estimate for full repairs/replacement cannot be provided now, pending further
investigation and shop drawings.
• Timeline for a full repair potentially exceeds December 30th; may extend into 2026.
f.Code/Permit Considerations
® Any replacement would need to meet updated (post-1988) building codes, increasing costs and
complexity.
® Discussion on whether the facility can legally operate without a roof—general consensus is a
roof is required for current operation by permit.
® Question raised about operating under temporary permit during repairs—DEP to be consulted.
g. Likelihood and Source of Damage
Paul Tilton then asked is the need to replace the roof based upon normal wear and tear or the damage
in the fire or both.To which Lee Kaska referred to Qiang Shen who said it was mostly from the fire. Lee
Kaska followed this by saying just based on the evidence from all the soot, the general location of this,
where we see the worst of the damage, which seems to be directly over, a bay in the vicinity of all those
