Responsibility and Insurance <br /> • Discussion about potential recouping of repair costs through insurance if damage is fire-related; <br /> needs review of policy and operator responsibility. <br /> ® Current operator reports consistent roof leaks since taking over; maintenance/repairs have <br /> been ongoing. <br /> ® Previous routine repairs made: doors replaced, some purlins replaced with assistance from <br /> building component manufacturer(Middleborough/Carver area). <br /> i.Jurisdiction and Inspector Response <br /> • Ambiguity over who is responsible for official inspection (state vs. local building inspector). <br /> • Suggestion for both town and state inspectors to evaluate safety and risk,especially before the <br /> winter. <br /> • Operator reports a state inspector was engaged in the past,following fire incident,with some <br /> repairs made per their direction. <br /> j. Roof Snow/Rain Load Contingency Planning <br /> • Immediate concern is risk from snow accumulation;suggested that a protocol be developed to <br /> stop operation and clear snow if major snow event occurs. <br /> • Facility roof is relatively flat—snow removal plan would need to be considered. <br /> • Heavy rain does not appear to be an immediate structural risk since roof is leaking, not pooling. <br /> k. Next Steps for Repairs and Report <br /> • Weston&Sampson committed to providing a comprehensive report by about November 3, <br /> 2025 (allowing for possible delay to following week). <br /> • Photos from inspection to be distributed within 1 hour post-meeting. <br /> • Board wants to review report as soon as it is available and may schedule a meeting before the <br /> regularly scheduled December 2nd date to take action if needed. <br /> RFP I!Ie.quest for Proposal LProcess-for.Facility—Operation <br /> a.
