MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> FEBRUARY, 26, 2025 <br /> OTHER BUSINESS <br /> Mr. Bonvie asked for a motion to accept the Attorney's withdrawal with prejudice. <br /> Mr. Milbury, so moved. Mr. Reidy, second. All were in favor to accept the <br /> withdrawal. <br /> ➢ 48 Greenwood Road: Attorney, Christopher Kirrane is requesting the <br /> Board's determination for an administrative approval of a site plan, and <br /> architectural design change on behalf of the Owner, Joyce Marsters, <br /> pursuant to §174-24 (C) (9) (a) of the Zoning Bylaws. <br /> Attorney Christopher Kirrane represented the request for a Minor <br /> Modification to an approved Special Permit. He provided a letter to the Board <br /> that lists the request of changes for the record as follows: <br /> a) Removal of shed which was to remain; <br /> b) Square off bump out at rear of the house; <br /> c) Add 2' cantilever to rear of the house from Greenwood Rd; <br /> d) Add 2' cantilever to the front of the house facing Greenwood Road; and <br /> e) Add 2' cantilever to the front of the house facing Bearse Road. <br /> Attorney Kirrane stated under §174-24 (C) (9) (b) would require a formal meeting, <br /> however, this request is under the 5% threshold in the bylaw, and can be <br /> approved by the Board without a formal meeting. The lot coverage will increase <br /> from <br /> The Board reviewed the revised site plan depicting the lot coverage at 22.9% and <br /> will increase to 24.3% which is under the 25% lot coverage requirement in the <br /> Popponesset Overlay District. <br /> Mr. Morris stated he had a conversation with the Attorney, and reviewed the plan <br /> and believes it's a minor modification. <br /> Mr. Reidy read the abutter letters into the record, and have no issues with the <br /> revisions to the plans. <br /> Mr. Bonvie wanted to confirm there were no new nonconformities being created. <br /> He wanted to make sure there were no changes to setbacks that would affect the <br /> Board's decision. Attorney Kirrane said there are no new nonconformities being <br /> created. The shed that was originally going to remain will be removed to offset <br /> the lot coverage. The 2 ft. cantilever is allowed. <br /> 14 <br />
