He also wanted to know about <br /> parking and open space. <br /> Mr. Feronti can't recall how it was listed in the agreement. Their permit is a 30-year affordability <br /> requirement. He noted the lots demonstrate residential parking as well as on street, with a few <br /> extra built in. Parking is one space for every one bedroom and two spaces for two or more <br /> bedrooms. With 70 bedrooms that works out to roughly 70 parking spaces with no assigned <br /> parking. There are some green spaces throughout, around, and in between. It was designed to <br /> have a building with a small courtyard, but the building was taken out to enlarge the green <br /> space, which will be the size of two building footprints. There will be stairs built connecting to <br /> the rest of the Mashpee Commons. There will be a small 10-15ft. buffer between the two <br /> 4013's. In entirety, there are 40 acres. There are 203 units proposed along both sides of Jobs <br /> Fishing Road. <br /> Mr. Tutor asked about the capacity of the wastewater treatment facility. Mr. Feronti added the <br /> treatment facility has been expanded a few times, most recently in 1990 and then 2014, in <br /> 1990 with the 40B in mind, then in 2014 another 100,000 gallons was added. <br /> Ms. Muller asked if the homes turn to market rate after 30 years and followed up by asking if <br /> that could be modified. <br /> Mr. Feronti commented the deed restriction is part of the comprehensive permit and will apply <br /> to each phase, it is the overarching guiding document. <br /> In closing, there are 8 buildings that make up phase 1: 32/56 units have been built, with 24 <br /> remaining and 6,000s.f. of commercial space. The model switched to all residential as we are <br /> in real need of housing right now. Affordability must be proved before we move on to the next <br /> phase, and it is built as we go.
