She went to LeClair Village and noticed there <br /> was an opportunity missing at these apartment complexes. She noted one staff person could <br /> have six children in one of the two- or three-bedroom units. She is also thrilled about the clever <br /> housing that was made available to the health center staff. <br /> Mr. Feronti noted these buildings are residential in use but considered commercial from a <br /> construction standpoint, due to being multifamily. There used to be a childcare facility in the <br /> Commons but they realized there was not a market for it. <br /> He continued that a year ago they went to the ZBA with a proposal for the underutilized office <br /> space. The Community Health Center has traveling doctors and nurses who were having <br /> difficulty finding housing for their short-term stay. The Commons and Health Center worked <br /> together to convert office space into temporary housing. The health center has an annual lease <br /> above Fresh Market. It has been a great partnership with the Town, local business, and a <br /> desperate need for workforce housing. <br /> Lynne Barebee-She asked about the curb cuts on Jobs Fishing Road. <br /> Mr. Feronti answered the curb cuts were always a part of the plan. Jobs Fishing Road is <br /> 25MPH. In working with the safety network, we had to condition drivers to stop at the Market <br /> St. intersection before we populate the area. With 179 apartments, there will be 250 parking <br /> spaces between all lots. The town plows Jobs Fishing Road but it is privately owned and <br /> maintained by Mashpee Commons. <br /> Affordable Housing Committee Meeting Schedule through June 2026 <br /> 2025 Meetings: November 4th & December 2nd <br /> 2026 Meetings: January 6th, February 3rd, March 3rd, April 7th, May 5th, June 2nd <br /> Mr. Tutor stated he will participate via Zoom for January, February, and March. <br /> Update from Affordable Housing Trust Meeting of October 5, 2025 <br /> Mr. Sparkes attended his first Housing Trust meeting. He brought forth an idea he saw from <br /> Falmouth, operating the Trust as a charitable organization under a 501 c3. It provides <br /> incentives for degrading properties, tax deductions, and could incentivize homeowners to <br /> donate land towards small projects. This does pose some disadvantages, such as new <br /> 4 <br />
