Review and Approval of Meeting Minutes—August 8, 2025, Regular Session
Mr. Seabury advised that the board needs to table the review and approval of minutes
since there is no minutes clerk and he is currently without an administrative assistant.
Mr. Virgilio tabled the review and approval of the Minutes—August 8, 2025
2. Review of request of variances to Title 5 and local regulations — 41 Seconsett Island
Road, Cape and Islands Engineering
This is an Upgrade of a two bedroom system. This is a small site that requires numerous
variances. Plan is to remove existing cesspool and add a Title V Fast IA Septic System, add
a pump chamber next to it and then pump around the house to the existing driveway are
and to a new leach field that will have required separation and to do so we need the
variances requested, (See attached Variance request)
Mr. Seabury stated that this is the epitome of maximum feasible compliance. This system
is an upgrade of what is in there. There is a 4' separation to the adjusted groundwater
and a FAST system is allowed for a separation on its own without a variance. Without the
system upgrade it would just continue to be a pollution of the waters, but this will reduce
the nitrogen loading, We cannot have a house without a sewage treatment system. It is
not allowed to have a type tank to be placed if a leaching field can be physically be put in
there or if it's going to be hooked up to sewer. We can't have just a composting toilet
because we have dishwasher and washing machines, sinks and other water usages in the
house. That water has to go somewhere. So this has to go into this property. If they do
not put this in, then they have a pit where the water goes into the ground and that's it.
No filtration, I have walked the property with the engineer and this is the best option
that we can come up with.
There being no further comment or discussion, John Livingston motioned to approve the
variances for 41 Seconsett Island Road.
