3. Review of request of variances to Title 5 and local regulations—42 Seconsett Island Road,
Cape and Islands Engineering
This project that the applicants are proposing to add a bedroom. The property will go
from a 3 bedroom to a 4 bedroom. We are proposing to replace the existing septic tank
with an IA FAST Tank with a pump chamber and pump around the site and out to the
front.
Mr. Seabury stated that this one is the coastal bank for the variances. They meet the
state requirements for the coastal bank area and the SAS. I don't have a problem with
this especially being an upgrade to a FAST system. They are not exceeding 4 bedrooms
so they are not in violation of the flow bylaw and they are 5.6' above ground water where
5' is required.
Mr. Virgilio asked about the ADU.
Mr. Seabury said he does not do the ADU. Our consideration is fort bedroom count
and the size of the field. The setbacks and the size of the ADU are all for zoning.
There being no further comment or discussion,John Livingston motioned to approve the
variances for 42 Seconsett Island Road. Dennis Ring seconded. Unanimously approved
(3-0)
4. Review of request of variances to Title 5 regulation — 80 Summersea Road, Falmouth
Engineering
There is an existing 3 bedroom house with a detached garage. It has the original septic
system which is a 1500 gallon septic to and a leaching field. An inspection was on
the system was determined to be in a state of failure because it was too close tot e
water table. We were hire to design a new system which includes a new 1500 gallon
septic tank. Piping to a nitro IA point and then piping again to a D-box and leaching field
which is adequate for 3 bedrooms.
Mr. Seabury said that the 2 variances he is looking for are very minimal. One is to the
street which is really not going to impact much as is. There shouldn't be any problems
with the foundation at 17 feet with the outlet flow going down and out. Because of our
thousand foot regulation they will be upgrading to an IA system with this and the nitro is
a very good system. I have not issues with it.
There being no further comment or discussion,John Livingston motioned to approve the
variances for 80 Summersea Road. Dennis Ring seconded. Unanimously approved (3-0)
