Without the OSID Bylaw and <br /> Chapter 40B, there are not many tools to create multifamily. <br /> Under new construction, LeClair Village is completed. More details were added to the 2007 <br /> Mashpee Commons 40B current construction. There was some mention of the 52 units for <br /> Wampanoag Village on Meetinghouse Road. It should read the Mashpee Wampanoag Tribe <br /> procured Plaza del Sol. Projects down the pike: On Commons project eligibility letter, a new <br /> Chapter 40B proposal, funds set aside for the lot at 108 Commercial Street, a transportation <br /> impact analysis for 209 Old Barnstable Road (which may be completed), and a feasibility study <br /> of 51 Sampsons Mill Road. <br /> Page 1-13, the Town Planner would like to reconcile Land Use Goals, preserving the small- <br /> town character. The Chair added you hide multifamily layouts through building design and <br /> architecture. There was a question to include the seasonal designation under the Affordable <br /> Homes Act, which requires a certain percentage of the community housing stock only being <br /> used seasonally. The Town Planner is familiarizing himself with the requirements, there is a <br /> strong chance this will apply to Mashpee. <br /> Ms. Waygan would like to add as an action, to explore the benefits of the seasonal <br /> designation. All our representatives recommend the entirety of Cape Cod get that designation. <br /> You must adopt a few things, one is allowing some zoning of tiny homes. It does unlock that <br /> bond bill that opens the doors for housing opportunities. <br /> Economic Development <br /> Add a blue box for Blue Economy: economic activity that relies on the ocean and water <br /> resources, managed in a way that is environmentally sustainable, socially responsible, and <br /> environmentally productive. <br /> Goal ED-3: Produce and support a stable and adequate local workforce with education and <br /> attainable living <br /> Mr. Tobin noted the picture of Rory's should change because the market is no longer in that <br /> location. One possible alternative is the locally owned donut shop, Duke's Donuts, or an aerial <br /> view of Mashpee Commons. Ms. Waygan stated it would be nice to capture the four large <br /> commercial areas in Mashpee: South Cape Village, Mashpee Commons, Deer Crossing, and <br /> Windchime Village Plaza. <br /> Page 2-1 notes a lack of infrastructure; there was a significant investment in wastewater and <br /> aid to economic growth. Ashley Fisher and Jared Meader helped Mr. Tobin with what has <br /> happened and what is to come. <br /> 4 <br />
