It was answered there are a lot of <br /> visualization tools that would show what that level of clearing could or would be. <br /> A Zoom participant added, regarding access to Jobs Fishing Road, in the history of the <br /> application when it was withdrawn from the Commission initially, it was due to not being able to <br /> secure that access. It runs through a private parcel, a privately owned way, owned by <br /> Mashpee Commons and various organizations. They opted not to provide access due to a <br /> non-compete clause. <br /> There is a road called Prescott Way, it cuts from Rt. 28 and is a physical way blocked by a <br /> fence in the back parking lot of Deer Crossing, with a paper portion in the Shellback condo <br /> association private parcel. Mr. Tobin is curious about property rights, if the client is amenable <br /> to at least doing a quick look to ascertain viability and further development, and help provide <br /> additional access to and from the condo association as a private access for residents of the <br /> neighborhood. <br /> Mr. Balzarini noted they tried to open it years ago, the old Waggs Road, but the owner put a <br /> fence up. Mr. Kirrane will look into this. Mr. Tobin added it was a question other folks have <br /> raised. <br /> Ms. Faulkner inquired about having a three dimensional simulation for low peak hours and high <br /> peak hours, with animated cars traveling these roads. Then, we will know if this is a problem. <br /> Mr. Kirrane will ask the traffic engineer if it can be done. <br /> Ms. Waygan would like a list of all Public Comments coming into the Board and Department to <br /> read into the record. <br /> MOTION: <br /> Mr. Balzarini made a motion to continue this Public Hearing to January 21, 2026 at <br /> 6:40PM. Seconded by Ms. Faulkner. All in favor. <br /> 7:30PM <br /> Applicant: New Seabury Homes, LLC <br /> Location: 0 Rock Landing Road, Mashpee MA <br /> Request: Seeking approval of a 5-lot Definitive Subdivision Plan consisting of <br /> 4.54 acres located off Garden Drive. The application is for a <br /> "Cottage Development: under the terms of the New Seabury <br /> Special Permit. The Subdivision Plan is intended for Cottages at <br /> New Seabury. <br /> 10 <br />
