of TMs s,s
z.
AU1MLIUVy
own qf MaS 2 Panning Board
c
16 Great Neck, RoadNorth
.wLashpee, Massachusetts 02649
Attorney Christopher Kirrane is present this evening with Mark Dibb, Mark Bogosian, and two
representatives from Trader Joes.
A slideshow presentation was given by the Applicant.
The address of this parcel is 647 Falmouth Road located in the C1 district. The building size is
1 story at 13,229sf., meeting all setbacks. One would enter the site using the Shellback Way
entrance, or the right turn in/ right turn out access from Rt. 28. It has gone through a rigorous
review at the Cape Cod Commission, and the building design fits with Mashpee and Cape Cod
character. There are some changes from last meeting.
The roof line was lowered, and the main ridge has dropped, making total height under 30ft.
The material is shingle and brick, with neutral tones. The main entrance of the building faces
Jobs Fishing Road, and the parking lot is closer to Jobs Fishing Road. He noted the bylaw
provision about food service, and it is the samples they give out, with 91 s.f. for the food
preparation area. An alcohol permit is not being sought at this time, but that may be something
for the future.
Ms. Waygan inquired about the permits available for alcohol sales. Mr. Kirrane noted there are
two, one is unlimited in Mashpee, he cannot recall if it is restaurant or package store, and it is
based on population. He will find out which license has the parameters and get back to the
Board.
Ms. Waygan asked about the location of the restrooms.
Shane Morris and Caleb Wiley are with Trader Joes construction and facilities. There are two
gender-neutral public restrooms, and a single gender-neutral bathroom for crew members. The
break room has lockers, then there is back stock, and the walk-in cooler and freezer. The
entire building is ADA compliant.
Trader Joes provides savings for a family of 4, this will be a benefit to the community. The low-
and high-end comparisons for the area include Stop & Shop and Roche Bros.
There were some questions about trash and pest control. The trash area is fully enclosed with
internal trash bins. Pest control service could be conditioned in any approval. Local nonprofits
take 100% of consumables, and farms get waste. Additionally, jobs will be provided by this
store.
Shane Morris with Trader Joes stated that branch's GM works closely with the local community
to select different organizations to work with. The organization will then come and take the
product.
3
