He will need to get the neighboring <br /> bank height verified. The bike path comes out of Mashpee Commons parking and runs along <br /> Rt. 28, loops into the site, and continues to the intersection with Shellback Way and Rt. 28. <br /> There is additional pedestrian access being provided on the property along Shellback. <br /> Mr. Milbury asked about the right turn only entry, pedestrians would have to cross that to enter. <br /> They would like to see the crosswalk lighting with current standards. <br /> Ms. Waygan referenced sheet C101, includes improvement of restriping sidewalk, and the <br /> existing walk with the connectivity through. <br /> Mr. Dibb stated the CCRTA bus stop is behind the Roch Bros building. Pedestrian routes are <br /> available all throughout the site. An overhead view shows the loading entrances by Ace and a <br /> close-up view of crosswalks. The view of the right turn in and right turn out is DOT standard for <br /> this type of crossing, there will be different signage and signal warning areas for that <br /> crosswalk, raised indents, flashing lights, as well as an island with vertical curbing large <br /> enough to deter illegal maneuvering. The island will not have any high vision prohibiting <br /> vegetation, keeping site lines open. <br /> A Swept Path Analysis was done for a delivery truck. The slide showed an incoming truck <br /> entering through the Shellback Way entrance. A truck would turn right into the site and pull in <br /> past the loading dock. The truck would then back into the loading dock, with adequate truck <br /> maneuvering. The truck would exit the site the same way, off Shellback Way. <br /> Mr. Morris commented on delivery hours, the early morning delivery is 6:00a.m., outside of that <br /> would be between 8:00a.m.-9:00p.m. They are willing to coordinate different times to ensure it <br /> works well with the community. <br /> Mr. Balzarini wanted to know if there was any discussion with Rockland Trust, as that road <br /> comes to a stop at the line to the property. An agreement could be made with the bank for <br /> trucks to enter there, and it would eliminate the steep hill. <br /> Shellback Way is a private way, the deed rules all properties assume ownership of road, the <br /> lots along Shellback and the properties behind all have ownership to the centerline of the road. <br /> Mr. Kirrane referenced the derelict fee statute that retains rights of the road, and all the <br /> adjoining parcels own to the center line. <br /> MassDOT approved the current curb cut, now they are awaiting local approvals to be <br /> completed, which need to happen before the final DOT curb cut approval or permit. <br /> 5 <br />
