The system has been designed that way and meets DEP stormwater <br /> standards. C111 shows the Grading and Utility Plan, the infiltrating area is vegetated with <br /> basin seed mix and will look like a meadow. They are mostly treating runoff, not managing <br /> huge volumes. There is an overflow catch basin, as the rain garden fills up it flows into the <br /> underground to give more volume with TSS removal and the sand manages depth. <br /> The Zoning Map of Mashpee was shown, broken down by colored zones. Red represents C1 <br /> and light pink is C2. A lot of C2 is located here around the Town Hall. This is one of the areas <br /> where we can do it, with not a lot of undeveloped commercial land in Mashpee. <br /> Trader Joes has a great reputation; they do have a deal with Trader Joes. Mr. Bogosian asked <br /> Trader Joes representatives here tonight because he has a commitment and they want to back <br /> him. <br /> Mr. Morris is looking forward to coming to Mashpee, they are a national chain of neighborhood <br /> grocery stores. They want to be a part of this community. They have a 20-year lease with <br /> some extension options. Mr. Milbury would like to see some of that contract, if possible, to <br /> ensure there is in fact a deal. The Town is doing a deep investigation because it is excited <br /> about Trader Joes, the lot, and areas present challenges. We want to ensure it is definitely <br /> Trader Joes, and the letter in the packet does not firmly show commitment with a signed <br /> contract. <br /> Mr. Bogosian intends to have Trader Joes remain forever; there is no intention to re-permit. <br /> Trader Joes wanted to clearly demonstrate they were partnered on this project and be able to <br /> hear from them directly. Mr. Kirrane expressed concern about having a lengthy legal document <br /> with proprietary information become a part of public record and available for competitors of <br /> Trader Joes. Nonetheless, they can provide a letter or a document with redactions, stating this <br /> is a Trader Joes project, a legal summary of the terms of the contract between the developer <br /> and Trader Joes. <br /> Mr. Kirrane noted anything in Mashpee requires a Special Permit, if Trader Joes fails, it must <br /> come back before the Board, another bite at the apple to pursue a different use. <br /> Ms. Faulkner inquired about establishing a recorded covenant that ran with the land as a <br /> restriction. <br /> Mr. Morris stated they have been around for 68 years, with some stores being around since <br /> inception, most stores are 40-50 years old.
