MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> DECEMBER 10, 2025 <br /> Mr. Caggiano, second, yes <br /> Mr. Furbush, yes, <br /> Mr. Reidy, yes, <br /> Mr. Morizio, yes <br /> Mr. Bonvie, yes. <br /> All were in favor to issue a Modification. <br /> 24 Wheelhouse Lane: Owners, Joseph P. and Carolyn Campanelli request a <br /> Written Finding under §174-17 and §174-33 of the Zoning Bylaws to allow for <br /> renovations and alterations to a pre-existing, nonconforming single-family <br /> structure on property located in the R3 Zoning District, in the Little Neck Bay <br /> Cluster Subdivision, Map 120, Parcel 161, Mashpee, MA. <br /> Mr. Paul Fiore, Architect, represented the owners who are currently renovating <br /> the interior of their home. There is one design element that requires relief from <br /> the Board located on the rear deck, and will reduce the lot structure coverage <br /> by 103 sq. ft. The Conservation Commission granted approval back in October, <br /> as well as ARC. The structural engineer suggested using helical piles to retain <br /> the foundation so it would not disturb the lot area. <br /> The Board read the Conservation Department comments into the record; <br /> Resource Areas: Buffer zone to salt marsh & LSCSF. RDA application was <br /> approved unanimously by the Commission due to reduction in structure <br /> footprint and increase in the setback of structures to the salt marsh." <br /> The Board read the Board of Health comments into the record "No Increase <br /> inflow, no increase in bedrooms." <br /> Mr. Bonvie reviewed the site plan and noticed that the lot coverage was not <br /> indicated. As one member, he would agree to allow the applicant to submit a <br /> revised site plan, and he will stamp and sign it. The plan would depict existing <br /> percent structure coverage and proposed percent structure coverage. Lot <br /> coverage depicting 100%. The architectural plans do not require to be revised. <br /> Mr. Morris mentioned that the entire lot is located within the flood plain. He <br /> has no issues. <br /> The Board agreed to allow the applicant to submit a revised plan. <br /> Mr. Bonvie suggested that revision dates and a description of the revision <br /> should also be added to the site plan title block. The plan should state zero <br /> percent lot coverage, structure lot coverage is 100%, and proposed structure <br /> lot coverage is 100%. <br /> 5 <br />
