MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 14, 2026 <br /> The Board must make three findings under Section 174-17.1. There are no new nonconformities <br /> being created. There is adequate land area for parking. The setbacks are improving. There's a <br /> new IA septic system proposed, it will be building code compliant, flood zone compliant, and it <br /> was approved by the Conservation Commission. The Board can also find that this project is <br /> consistent with other recent development in the neighborhood. <br /> The Board read the Conservation Department and Board of Health comments into the record. <br /> The Board read two abutter letters into the record. The direct abutter spoke stating that the <br /> proposed rebuild is too large for such a small lot and there are safety concerns. <br /> Attorney Elizabeth Lake addressed the Board and mentioned a few reasons the Board should deny <br /> the application. She mentioned certain case laws that details parking requirements. She believes <br /> that there is not enough space to provide sufficient parking. <br /> The Board had a discussion and noticed that the site plan did not depict parking requirements. <br /> They also discussed the drainage calculations which were submitted on a separate document. <br /> Chairman Bonvie asked the Board if they agreed to continue the hearing to allow the applicant <br /> time to review the parking situation, drainage calculations, and revise the plan. All members <br /> agreed. <br /> Mr. Bonvie asked Attorney Kirr ane if he would like to continue the hearing. He agreed to continue <br /> the hearing until February 11, 2026. Mr. Bonvie asked for a motion. Mr. Reidy made a motion to <br /> continue the hearing. Ms. Sangeleer second. All were in favor. <br /> 89 Industrial Drive: Petitioner, Steven P. Hynds requests a Modification to the existing Special <br /> Permit(s) (SP-2022-52), under §174-25 G (6), and G (9) of the Zoning Bylaws to allow for boat <br /> storage of up to (20) twenty boats inside contractor bays and outside (Item 11 of Special Permit <br /> only allows one(1)boat to be stored), on property located in an I-1 Zoning District,Map 88,Parcel <br /> 27, Mashpee MA. (Owner of Record: 11 Industrial Drive, LLC). (Continued from 11112125 <br /> hearings at the request of the Board). <br /> Sitting on this hearing are the four regular Board members and Associate Member, Charles Reidy. <br /> Mr. Steve Hynds presented his application for a modification to the existing Special Permit. He is <br /> requesting that the Board allow for storage of boats inside the existing building, and outside of the <br /> building. There are five contractor bays, and they are equipped with a sprinkler system, and tight <br /> tanks. <br /> At the last meeting, the Board requested a revised site plan depicting the parking spaces outside <br /> the building, and access for the fire apparatus. The Board also wanted comments from the Fire <br /> Chief that he was satisfied with the depiction of the plan. <br /> 2 <br />
