Barrett Planning was instrumental in <br /> assisting the Town with the Housing Production Plan. <br /> Alexis Lanzilotta is present this evening with Barrett Planning Group and prepared a slideshow. <br /> What is Affordable Housing? <br /> -Naturally Affordable: On the open market and affordable, relative to other homes. <br /> -Deed restricted Affordable: Affordability is ensured. These count towards the Subsidized <br /> Housing Inventory (SHI) as well as other deed restricted homes. <br /> -SHI low- moderate income housing under MGL 4013: Subsidized by a state or government <br /> program that assists with construction of low income housing. <br /> SHI <br /> -These are units that are approved under an eligible program by the state. (EOHLC, Mass <br /> housing, MDP, Mass Development) <br /> -Purchased or lease to income eligible only. <br /> -Establishes maximum housing costs and eligibility based on income. <br /> -Long term use restriction. <br /> -Follows the approved Affirmative Fair Housing Marketing Plan. (AFHMP) <br /> The SHI helps measure local progress with methods to gain safe harbor. The most well-known <br /> avenue to Safe Harbor is a community reaching its 10% affordable year-round stock. Other <br /> avenues include land area minimum, and a certified Housing Production Plan, or recent <br /> progress, gives a community Safe Harbor to deny a project deemed unsuitable. <br /> Deed- Restricted Affordable Housing <br /> Based on the current SHI, there is a total of26 projects with 380 units, totaling 5.18% on the <br /> SHI. State policy permits all units on the SHI for a 40B, even if not all units are affordable. <br /> Tribal housing on Tribal land is not counted on the SHI. <br /> -There are 17 total ownership projects. An example of this is Habitat for Humanity via a Local <br /> Initiative Program. <br /> -15 of the 19 homes were developed on land donated by the Town, most supported by CPA <br /> funds. <br /> -Most are 3-bedroom, single family homes, with some detached and attached condominiums. <br /> -There are 9 total rental projects. <br /> 2 <br />
