Does the analysis include peak <br /> season Friday or Saturday conditions? <br /> Ms. Sullivan reiterated the analysis reflected Saturday peak from August. <br /> Ms. Faulkner then asked about the IT Land Use code used for trip generations, and asked why <br /> this code was selected. <br /> Ms. Sullivan answered that the ITE trip generation manual standard was utilized, it estimates <br /> trips associated with development. Additional data will be collected to confirm or modify those <br /> estimates to match something more specific to that of a Trader Joes. <br /> Ms. Faulkner asked if they used additional data to reflect Trader Joes higher trip volume <br /> generation per square foot as compared to a conventional non-specialty store. <br /> Ms. Sullivan answered no, but again that will be part of this additional data that will help <br /> provide the adjustments more to Trader Joes specific estimates. <br /> Ms. Faulkner noted they will find industry data to show Trader Joes generates higher than <br /> average volumes than shown. <br /> Ms. Sullivan agreed this new data will confirm this and data will be updated accordingly. <br /> Ms. Faulkner noted the pass by percentage being a hard concept to understand, pass by <br /> means cars are already in route passing by and decide to pull in, compared to someone who <br /> goes out specifically with Trader Joes in mind. How do you calculate a pass by vehicle rate <br /> and get into the mind of the driver? <br /> Ms. Sullivan explained they get the standard through the ITE trip generation manual, it looks at <br /> how someone departs the site. Think of someone stopping through on their way home or <br /> someone pulling in and then having to turn around the way they came.
