MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APEALS <br /> MARCH 25, 2026 <br /> Attorney Kirrane addressed the abutter letter regarding setbacks of any overhangs, <br /> which is exempt from any zoning in this project. Mr. Morris concurred. <br /> Mr. Morris agreed that the redesign has improved, and that the construction should <br /> comply with the fire-resistant material under the building code. <br /> Attorney Elizabeth Lake, who represents the abutter at 26 Wilsons Grove, provided <br /> the Board with a letter that she summarized. She explained to the Board that her <br /> client does not oppose any new construction but believes the new design of the <br /> house is expanding the bulk, elevation, and density to the size of this very small 25 <br /> ft. lot. <br /> Ms. Christina Willwerth at 26 Wilsons Grove addressed the Board and is very <br /> concerned about the density of the proposed house. She believes the new structure <br /> will be 60% larger than her house and will be incredibly imposing. She is concerned <br /> with the maintenance and the rebuilding of the new house in only a 3-4 ft. space. <br /> Mr. Jeff Neild approached the Board and mentioned he was present at the <br /> Conservation hearing. He has been responsive to the concerns of the neighbors for <br /> his family's house project and believes that the new design and reduction of the new <br /> house have addressed the concerns of the neighbor. He respectfully asked that the <br /> Board approve this project. <br /> Mr. Morris asked Mr. Neild, the type of material will be used for the piers. Mr. Neild <br /> said it will be poured concrete. <br /> Attorney Lake asked for a copy of the Project Construction Methodology report. <br /> Ms. Sangeleer made a motion to close the public hearing. Mr. Ganzenmuller second. <br /> All were in favor of closing the public hearing. <br /> Mr. Reidy made a motion that the Board approve the raze and replace project for 28 <br /> Wilsons Grove with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Special Permit under Mass General Law 40A Section 9. <br /> 12 <br />
