MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APEALS <br /> MARCH 25, 2026 <br /> The landscape plan depicted a significant amount of plant material. There are trees <br /> along Jobs Fishing Rd, and the parking lot. There are river birches adjacent to the <br /> building and along the outdoor patio areas, flowering shrubs and annuals to make <br /> the area buffered as much as possible on the street side. There are also arborvitaes <br /> along the edging. There are 17 affordable units, and 48 market-rate units. Five <br /> percent (5%) of the units will be designated for persons with disabilities. <br /> The Board confirmed there are 122 bedrooms. Mr. Reidy wanted to know who the <br /> affordable units are distributed. Mr. Mulhern said that it hasn't been decided, but <br /> most of the units are two bedrooms. But he imagines that the distribution will be <br /> between a portion of the single, two, and three bedrooms. <br /> Attorney Haverty mentioned that the distribution of the bedrooms is determined by <br /> the subsidizing agency. After advancing the project with the Board, the process will <br /> advance to get final approval from Mass Housing. The affordable unit plan will be <br /> submitted to the Board and Mass Housing. <br /> Mr. Riedy mentioned that it is extremely important in his opinion that this building <br /> should not look "institutional" and believes that the building should be a "Cape <br /> Cod" style design. <br /> Mr. Furbush agreed and prefers to be consistent with the Mashpee Commons style <br /> buildings. <br /> Ms. Sangeleer agrees that the building is very oversized and cannot visualize that it <br /> looks like the buildings in Mashpee Commons. <br /> Mr. Goldstein stated he does not know of any other buildings in this area that <br /> simulate this design. <br /> Mr. Morris mentioned that the setback from Rte. 28 should have a 50 ft. buffer, and <br /> there is no buffer from the bike path. There will be more pedestrian traffic and bike <br /> traffic in the same area. He believes the building should be pushed back from the <br /> street. The current setback from Jobs Fishing is reasonable and would like to see <br /> the setbacks reversed to provide a substantial buffer from Rte. 28. <br /> Mr. Goldstein asked the percentage lot coverage. Mr. Haverty said that will be <br /> determined by Mr. Buckley, the Civil Engineer. <br /> 16 <br />
