MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APEALS <br /> MARCH 25, 2026 <br /> Ms. Sangeleer mentioned that there are 65 units, 122 bedrooms on 1.86 acres. The <br /> Board will need to know the percentage coverage. <br /> Mr. Reidy is very concerned with the safety of the pedestrian traffic traversing from <br /> either side of Rte. 28. There is a crosswalk and traffic light, however there will be a <br /> lot more pedestrian travel. <br /> Mr. Furbush asked about the wastewater situation. Mr. Mulhern said that Mr. <br /> Buckley will have to address that, but he understands that it will be tied to the <br /> Mashpee Commons waste treatment and is adequate. <br /> Mr. Reidy wants this project to succeed but also wants it to be an asset to the Town. <br /> Ms. Sangeleer asked about the fire truck access and if they can maneuver around <br /> the building and the retaining wall. Mr. Mulhern said that the fire trucks can access <br /> around from the parking lot side of Rte. 28. Mr. Souza, the traffic consultant, will <br /> address that question. <br /> Mr. Morris wanted to know how many EV parking spaces will be designated. Mr. <br /> Mulhern said there have not been any designated spaces yet. <br /> Mr. Zack Vanasse with Vanasse Associates provided a power point presentation of <br /> the Transportation Impact Assessment Summary, in accordance with the Town, <br /> MassDOT and Cape Cod Commission guidelines. The study depicted the average <br /> vehicle trips throughout the workday hours, and weekend hours. Mr. Vanasse also <br /> provided recommendations regarding site access that the Board typically reviews <br /> such as driveways, and emergency vehicle access. The study also included the crash <br /> rates above MassDOT average crash rates. Mr. Vanasse will provide a follow-up <br /> review of motor vehicle crashes with the police department within six months of the <br /> final certificate of occupancy of the project and provide recommendations. Those <br /> assessments will be provided to the Town Planner, the Police Department and the <br /> Zoning Enforcement Officer. A transportation coordinator will be assigned to the <br /> project to provide current accommodation transportation information to the public. <br /> Mr. Vanasse will address comments at further meetings. <br /> 17 <br />
