MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APEALS <br /> MARCH 25, 2026 <br /> Ms. Sangeleer mentioned that she reviewed the traffic study report and noticed that <br /> the Saturday study was performed on December 29, and the weekly study in mid- <br /> January. Mr. Vanasse said he performed the traffic count study in November of <br /> 2025. Mr. Vanasse said that CCC guidelines there are seasonal adjustment factors <br /> that review average month and peak month conditions. The volume adjustments <br /> are based on an average month based on the factors that are provided and are <br /> adjusted to peak monthly conditions. <br /> Ms. Sangeleer mentioned that the volume of residents is much less during late fall. <br /> She would like to see the study depict the volume of residents during the summer <br /> months up to the fall. <br /> Mr. Reidy notices a high volume of traffic during the wintertime between the rotary <br /> and Marstons Mills. The summertime has extremely high traffic issues. <br /> Mr. Furbush confirmed that there is only one entrance and exit into the parking <br /> onto Jobs Fishing Rd. He asked what the average weekday number of vehicles is <br /> leaving the parking lot. Mr. Furbush wanted to know how Mr. Vanasse calculated <br /> 122 bedrooms and only provided 96 parking spaces on the Trip Generation slide. <br /> Mr. Haverty said that could be discussed at a later peer review meeting, but the <br /> parking ratio is common for developments of this type and is sufficient. <br /> The Board mentioned that they received several department comments. Mr. Haverty <br /> said he has seen those comments and been addressed throughout the process. The <br /> Board is not required to read all the comments. <br /> Mr. Furbush is most concerned about this project and the comments from the Fire <br /> Department. If the Board is <br /> not in favor of the project, it will be submitted to the housing appeals committee. <br /> Mr. Furbush wanted to know what the housing appeals committee will do if this <br /> Board denies this project with the matter of safety. <br /> Mr. Haverty said that if there are fire and safety access concerns raised in several <br /> cases, often the housing appeals committee will vote in favor of the developer. Mr. <br /> Havery said he has retained code red consultants which is a fire safety consultant <br /> group. He mentioned Jeremy Souza is a long-time fire department employee and <br /> has extensive knowledge of fire code requirements and procedures and should be <br /> able to address the fire department concerns during this process. <br /> is <br />
