Ownership can be divided depending on how it was transferred. An easy way of <br /> doing this is requesting one area of maintenance as a condition. <br /> Mr. Milbury noted with the amount of traffic in that area, it is important to upkeep. <br /> Mr. Tobin will find out who maintains what parts of the road, and is the applicant willing to pay <br /> their fair share with the added traffic from Trader Joes. <br /> Ms. Waygan asked about noise from the roof mechanics, she does not want any noise <br /> concern. <br /> Mr. Dibb stated the roof is designed flat for areas conducive to not hearing noise from a far. <br /> The HVAC is on the side. Specs were sent to the engineer. <br /> Mr. Tobin stated the MEP design is on the back end after the applicant receives a special <br /> permit, and it is a huge ask for the applicant to have this early in the process. It is Mechanics, <br /> Electrical and Plumbing, and is a lot of extra design cost, nobody does it at this stage. <br /> Ms. Christy will write up technical conditions on that. <br /> Ms. Waygan would like the applicant to make up a list of waivers and work with the Town <br /> Planner. <br /> Brian Tobin wants to commend the applicant for the huge step in the right direction with that <br /> singular curb cut on Shellback. It goes a long way in reducing the burden and is cost effective <br /> to the applicant, not having to put in a retaining wall for some of that challenging topography in <br /> the northwestern part of the parcel. He will talk more about Waggs Road when discussing <br /> traffic with the traffic engineer. On the civil side, things are starting to get into good shape. <br /> Jean Christy went over her peer review letter dated March 13, 2026. The change in layout is <br /> great, and stormwater management was reviewed, and all initial comments have been <br /> addressed. She noted on page 6, number 7, we don't see stop control coming from Rockland <br /> Trust Bank onto the new driveway. There will be a stop sign. The stormwater management <br /> looked great, the stormwater system was designed to consider a large future storm event. She <br /> 9 <br />
