MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 8, 2026 <br /> Mr. Bonvie discussed his prior experience with expanding on existing <br /> foundations, but this is not a zoning concern and will be up to Mr. Morris' <br /> discretion. <br /> Mr. Reidy read the Board of Health comments dated April 7, 2026, "House to <br /> remain 4 bedrooms with upgrade of Nitrogen Reducing Septic. House became 4 <br /> bedrooms with permits in 1992."Conservation Department comments dated April <br /> 6, 2026, were read into the record; "Resource Areas: Buffer zone to Coastal Bank. <br /> NOI application was approved unanimously with the condition of a three-year <br /> mitigation contract with a certified professional. Improvements to the dwelling, <br /> upgrading septic to IA system, and planting of the entire coastal bank with beach <br /> grass will create a better situation for all resource areas in this location. <br /> There were no more comments from the Board. <br /> Ms. Sangeleer asked for a motion to close the public hearing. Mr. Reidy so moved. <br /> Mr. Blaisdell second. All were in favor. <br /> Mr. Sangeleer asked for a motion regarding the application. <br /> Mr. Reidy made a motion that the Board approve the Special Permit for 25 Elliot <br /> Road with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Special Permit under Mass General Law 40A Section 9. <br /> 2. Plot Plan - Prepared For: 25 Elliot Road, Scale: 1" = 10', Date: Jan. 12, <br /> 2026, Revisions: Added Health Setback, Jan. 22, 2026, Added Crawl Space <br /> 8, Water Service, 2/3/2 6, Widen Gravel Parking, Added Native Grass <br /> Planting On Bank, Feb. 10, 2026. Prepared by: BSS Design, Stamped and <br /> signed by: Tom Bunker, Registered Land Surveyor, No.: 32653, and Peter <br /> McEntee, PE, No.: 35109. <br /> 3.
