It <br /> appeared 5 years ago as Trader Joes, now it was Falmouth Marketplace. She listened to all <br /> the Cape Cod Commission hearings and the developer, she agrees about the traffic, and the <br /> number of people on the Commission who shook their head. She is unsure why we need <br /> another store, all within easy walking distance and similar pricing, some maybe a little higher <br /> than others. What will be done for those who live in Deer Crossing Unit A and B when it rains? <br /> Will there be plantings and a wall? She would like to see how that part of the community is <br /> protected. She would also like to see signage. <br /> Elana Doyle- She looks forward to hearing the traffic study presentation. She wanted to speak <br /> as an avid supporter of Trader Joes. She became a vegetarian after her 14t" birthday, and <br /> Trader Joes changed what that meant for her. They have so many options to fit her lifestyle. <br /> As a parent who omits artificial dyes, organic foods became paramount. They offer wildly <br /> reasonable prices. She is team bring Trader Joes to Mashpee. She runs the Facebook group <br /> The Mashpee Message with 11,000 members, there have been overwhelmingly positive <br /> remarks since the rumor blossomed in 2022. She went on to read multiple remarks ofFline from <br /> the source. <br /> John Miller- He's had a business at Deer Crossing for 25 years, and nobody reached out to <br /> him for comment. One thing that needs to be considered for this parcel is the topography. This <br /> whole back portion abutting Unit A and Unit B at Deer Crossing is highly elevated, even though <br /> they are proposing plantings to screen that, the people who live there will be looking into a <br /> parking lot. Rather than sharing the easement, it will require fill to make passable with retaining <br /> walls. His take on the Commission is most of the work is done on subcommittees of members <br /> from every Town. It was troubling to hear none of the DRI criteria is weighted in any way, traffic <br /> being the gorilla, was given the same consideration as landscaping and environmental <br /> concerns. That does not make sense to him. He submitted written comments and strongly <br /> recommends the town take an independent study on traffic and the whole spectrum, as well as <br /> both sides of the rotary. With the new units being built at Jobs Fishing, and Chipotle, it would <br /> be prudent to look at the collective convergence over the next 3-10 years. He has yet to meet <br /> anyone who doesn't love Trader Joes. It is arguable that maybe the industrial park is a better <br /> fit. Finally, he would suggest a site tour involving Police, Fire, Town Officials, Engineers, Water <br /> Dept, everyone would all have a stake in the appropriateness. This portion of Shellback Way <br /> and Rt. 28, at the top of the hill where the condos start is a private road, not town owned. The <br /> ownership is the four abutters, so maintenance will be an issue. Those four parties wont easily <br /> agree with increased traffic. Only 10% of traffic will use the right-hand curb cut, the other 90% <br /> of traffic exiting will use Shellback Way to Rt. 28. <br /> 9 <br />
