It was <br /> answered those were checked off in the earlier part of the process, but the developerwill <br /> provide an update with dating and any adjustments made. He continued that they heard early <br /> on to include natural vegetation in between property lines, that was important. <br /> Ms. Waygan has a proposed site plan dated January 10, 2025. She would like architectural <br /> plans included forthe presentation. <br /> Mr. Bogosian stated he would confirm no further revisions have been made to the plans since <br /> It was referred to the Cape Cod Commission. <br /> Mr. Tobin informed the Board that the project manager, Jeanne Fay informed him prior to <br /> opening the Public Hearing that no further updates have been made to the plans, but that the <br /> applicant should also confirm for the record. <br /> The applicant paid forthe traffic study. This is a project where they will continue to pay for all <br /> aspects, namely mitigation and traffic, and they will bring in specialized companies, they have <br /> civil engineers and architects on staff, but they will bring in other professionals. <br /> Ms. Waygan would like to know the cash mitigations for the presentation as well. They will note <br /> the offsite mitigations and show how they chose their consultants. <br /> Mr. Balzarini asked about deliveries being assigned to certain times, as early or late would <br /> alleviate some headaches for the abutters. Ms. Waygan added it can be included as a <br /> condition. The developer would like to listen and hear the abutters with what time of day is <br /> more desirable for them. <br /> Mr. Tobin is happy to do an entire evening for traffic. He would appreciate those documents in <br /> advance of the meeting for peer review. He would like the applicant to discuss and address <br /> three additional areas: photometric study and the impact of light for abutters and residents, <br /> trash management and pest management, and updates to stormwater. <br /> Mr. Kirrane noted the photometric study was completed but deferred to Mr. Dibb for <br /> stormwater. <br /> Mr. Dibb stated the photometrics are dark sky with full cut off fixtures and zero offsite overflow <br /> of lighting. They could consider timing lights and reducing lighting settings and provide that <br /> information at the next hearing. With stormwater, they fully intend to meet state and Town of <br /> Mashpee regulations, if there are any new items they will address those before peer review. <br /> Ms. Waygan added it is a super important part of their EPA permit. <br /> 6 <br />
