(Representative: Cape and Islands Engineering, Inc.) 43- <br /> 3416 <br /> The Commission reviewed a Notice of Intent for 14 Littleneck Lane regarding proposed porch additions, septic system <br /> upgrades, and installation of a patio on property located along Ockway Bay,represented by Cape and Islands <br /> Engineering. The applicant's representative described the site resource areas as including land under ocean, land subject <br /> to coastal storm flowage, shellfish habitat, salt marsh, and coastal bank. It was stated that the proposal included <br /> replacement of the existing septic system with a new three-bedroom Title V system incorporating nitrogen-reducing <br /> technology,replacement of existing decks with front and rear porches,installation of a pervious patio behind the <br /> dwelling, and mitigation plantings at the top of the coastal bank. It was further stated that the upgraded septic system <br /> would reduce nitrogen loading calculations from approximately 12.9 to 9.4. <br /> Discussion first addressed the size and placement of the proposed rear patio near the coastal bank. Questions were raised <br /> regarding whether the patio would require structural support or retaining features due to grade changes between the <br /> house and the top of the coastal bank. It was stated that the patio area dropped approximately two feet toward the bank <br /> and that additional cross-sections or structural information might be necessary to evaluate the proposal. <br /> Additional discussion addressed deficiencies and inconsistencies in prior project documentation, including missing soil <br /> logs, groundwater data, and septic system details in earlier submittals.
