<br /> <br /> Affordable Housing Committee <br /> 16 Great Neck Road North <br />Mashpee, MA 02649 <br />Quasi-Public Agencies: MassHousing Programs <br />- Construction and permanent financing for affordable and workforce, workforce has a grant for <br />$120,000 a unit <br />- Soft debt means no interest for 40 years. <br />- 40B subsidizing program <br /> <br />Community Economic Development Assistance Corporation <br />- Early-stage capital financing and technical assistance to non-profit community-based <br />developers seeking to build or preserve the quality affordable housing. <br />- Manages on behalf of EOHLC and multiple state loan programs that use general obligation <br />bonds for providing permanent financing for affordable supportive housing. <br />- Preserving affordable, they preserve 4,000 annually. When an affordability restriction expires, <br />the expiring would have to go two years before public notices can bring in new investors to <br />refinance or convince the owner to sell or reup the affordability for preservation of tax credits <br />and modernize the program. It could be Falmouth, HAC, POAH, etc. <br />- Housing programs and preservation don’t usually get involved until 4 years away from the <br />lapse. Then they are proactive in jumping in. <br /> <br />Mr. Tobin noted one older 40T project in Mashpee Village that was bought by a non-profit. <br /> <br />Ms. Shufelt commented CEDAC keeps that list current with expiring loan affordability and the <br />SHI. <br /> <br />Housing Programs <br />- Construction and permanent financing, 4% low-income tax credits <br />- Tax exempt filing <br />- Real estate technical assistance <br /> <br />Economic Development Programs <br />- Brownfields Redevelopment Fund (contaminated sites that require clean up) <br />- Commercial Real Estate Development Loans and Technical assistance <br /> <br />Resources to support Affordable Housing <br />- Surplus public land or buildings <br />- Municipal land <br />5 <br /> <br /> <br />
