Requires a minimum of 4 <br />units per acre. <br /> <br />Federal McKinney-Vento Homeless Assistance Act <br />- Vacant or underutilized property <br />- Reuse for organizations like homeless housing and services <br /> <br />Income Limits <br />- 1-person $29,650: considered extremely low <br />- $86,520 median AMI: incomes are weighed against housing <br />- $103,824 120% AMI (for workforce): costs are high on Cape Cod <br /> <br />Most housing applications require a person count, once you get that certified, you can get <br />under 140% AMI. <br /> <br />Ms. Shufelt asked if the Town was considering the seasonal communities designation. <br />Seasonal communities’ legislation allows a town to label housing attainable, and have some <br />preference requirements, and year round residency, but allow the area median income to be <br />as high as 250%. <br /> <br />Mr. Sparkes asked if we did attainable housing does it have to be in excess of 80% AMI or can <br />it be less. We essentially want to fill the need for housing. In 40B, 25% has to be marked <br />affordable, at 80% AMI or below. A mixed income project can have 25% affordable with 75% <br />market rate. <br /> <br />Ms. Shufelt stated the EOHLC has guidelines for local preference within a 40B that align with <br />the affirmative fair housing and market residence selection plan guidelines. <br /> <br />- The municipality must demonstrate the need to implement local preference through <br />demographic information. <br />- Local preference will never exceed 70% of the affordable units in a project. <br />- Will not have an impact on protected classes. <br />6 <br /> <br /> <br />
