MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 24, 2026 <br /> Attorney Haverty mentioned that he had a discussion with the consultant peer <br /> reviewer and recognized there are a lot of points to be addressed, and some are <br /> relatively simple, and some require more thought and focus. The developer has <br /> financial constraints; there are constraints whether the suggested changes are <br /> technically feasible. He is considering all the comments but has not made any <br /> specific decisions. They do not plan to change the total number of units, but <br /> there are conversations within the development team that need to occur before <br /> making any comments. <br /> Attorney Haverty would like a copy of the Cape Cod Commission letter sent to <br /> him. <br /> Ms. Sangeleer summarized the Cape Cod Commission letter into the record. <br /> Mr. Reidy commented that he walked the lot area and agrees it is a good location <br /> within walking distance to stores and markets. But he does not like the proposed <br /> size of the building. He agrees that this building will be an asset to the developer, <br /> to the Town and the people who will live there; housing is needed. This project <br /> will require some give and take from all involved. <br /> Ms. Sangeleer would rather see row houses rather than an intuitional building. <br /> Mr. Furbush does not like the size of the building, and it does not fit in with the <br /> Mashpee Commons housing. If the Fire Department is not happy, then no one <br /> else will be happy. <br /> Attorney Haverty stated that his team will address the fire department's <br /> comments, and they have retained a fire safety expert, and will have him attend <br /> a meeting for this Board. His team has heard the concerns of the Board has <br /> raised and will review the concerns from the peer review architect, and the <br /> comments from the Cape Cod Commission. The team will address the concerns <br /> while staying within the constraints of the developer. <br /> Mr. Goldstein asked if a backup generator is required. Mr. Mulhern said that <br /> there is a requirement of getting the elevator to operate and the utilities are <br /> generally installed on the roof. <br /> Mr. Mulhern mentioned that the pedestrian traffic is usually working towards <br /> Mashpee Commons and not Route 28. <br />
