MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 24, 2026 <br /> 7. The Board finds under §174-17 and §174-33 that the proposed project as <br /> submitted is not substantially more detrimental to the neighborhood than <br /> the existing conditions, and that the plan depicts adequate land area on <br /> the subject lot to provide sufficient parking, and there are no new <br /> nonconformities being created. <br /> CONTINUED HEARINGS <br /> Route 28 and Jobs Fishing Road: Petitioner, On Commons LLC C/O, Blatman, <br /> Bobrowski, Haverty & Silverstein, LLC is requesting a Comprehensive Permit <br /> under M.G.L. 40B §§20-23 to construct sixty-five (65) rental units, including <br /> seventeen (17) affordable units on a 1.86-acre site located at the corner of Job's <br /> Fishing Road and Falmouth Road (Route 28), on property located in a C-1 Zoning <br /> District, Map 74, Parcel 20A-3, Mashpee, MA. (Continued from March 25, May <br /> 27, 2026, hearings). <br /> Ms. Sangeleer mentioned to the Board that there were new items submitted from <br /> the Architectural Peer Reviewer, a letter from Cape Cod Commission, and a <br /> printed copy of the wastewater agreement between the Town and Mashpee <br /> Commons. <br /> Attorney Paul Haverty represents the applicant. Also present was Chris Mulhern, <br /> Architect. Mr. Haverty commented that he has some comments but would like <br /> to hear more comments from the peer review consultant before responding. <br /> Mr. Daniel Riggs, AIA with Embarc is the Board's Architectural Consultant for <br /> the proposed project. He provided a letter dated June 12, 2026, with his <br /> comments of the existing conditions, suggested additional information, and <br /> recommendations. He also provided a slide presentation with his comments <br /> depicted in red blocks of the existing lot, the overlay site/landscape plan, the <br /> ground floor, first floor plan and the architectural renderings of the proposed <br /> building. <br /> Mr. Mulhern was not ready to respond to the specific comments of the <br /> presentation and comments from the consultant submitted to the Board. The <br /> developer wants 65 units and 1.5 cars per unit. He said that he wants to have a <br /> discussion with the team and their consultants. In regard to the conflict between <br /> the civil plan and the landscape plan, his team controls the destiny on both. <br /> They can agree to move the retention zones, catch basins, and trees. There are <br /> a number of items raised by the Board's consultant and they are willing to revisit <br /> the design as a result of the review. <br />
