Town of Mashpee Conservation Commission <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> indicated they would be amenable to working with Conservation staff to identify areas where additional lawn <br /> reduction could occur. <br /> The Commission also discussed the absence of a formal landscape plan. The applicants explained that a detailed <br /> landscaping plan had not been prepared because the project did not trigger mitigation requirements. The <br /> Commission expressed interest in identifying areas where native plantings would be installed,particularly if lawn <br /> reductions were required. Conservation staff advised that a revised plan showing planting locations and proposed <br /> native species could be submitted if necessary. <br /> Questions were raised regarding the proposed reconstruction of an existing retaining wall near the pond. <br /> Commission members noted that the wall detail depicted a structure significantly larger than the existing wall and <br /> expressed concern regarding the increase in height and the introduction of additional structure within 50 feet of the <br /> resource area. The applicants stated that the intent was only to replace the existing wall and indicated they would be <br /> amenable to reconstructing it at its existing height and dimensions. Discussion followed regarding removing the <br /> proposed wall detail and requiring any replacement wall to be reconstructed in a like-for-like manner. <br /> Conservation staff stated that the revised plans represented a significant improvement over the original proposal, <br /> noting that relocating the house farther from the pond strengthened the project and reduced impacts within the <br /> buffer zone. Staff further indicated that the applicants appeared amenable to addressing the Commission's concerns <br /> regarding lawn reduction and the retaining wall. <br /> There was no public comment. <br /> MOTION: To close the hearing for 45 Hoopphole Road and issue an Order of Conditions <br /> subject to the following conditions: <br /> 1. Lawn area within the 150-foot buffer zone shall be reduced to comply with the <br /> Commission's 10% lawn coverage requirement. <br /> 2. A revised plan depicting the reduced lawn area shall be submitted to <br /> Conservation staff for review and approval. <br /> 3. A landscape plan identifying the locations of all proposed native plantings <br /> shall be submitted to Conservation staff for review and approval. <br /> 4. A three-year monitoring period shall be required for all native plantings. <br /> 5. If the existing retaining wall is replaced,it shall be reconstructed in a like-for- <br /> like manner with no increase in height. <br /> 6.
