The ZBA requested a presentation on 40B. LDS <br /> was hired by the developers to be the consulting agency to help, and they did a presentation in <br /> open meeting on how 40B works. It was very informative. <br /> Mr. Sparkes stated there was a site visit included, and every Town Board and Committee was <br /> invited to attend. Chair Sparkes and Ms. Muller attended the site visit. <br /> Ms. Muller commented there are certain waivers because a project is 40B, that ties hands. <br /> Mass Housing is the agent who oversees and facilitates the process. She walked the site and <br /> heard about the eligibility letter with all feedback. Mashpee only has a 5% Affordable Housing <br /> rating on the SHI. The height for this building was originally too high for the existing fire truck <br /> ladders to reach the roof, so the developer modified the roof. <br /> Chair Sparkes noted that if a town reaches their 10% affordable goal, they can apply and <br /> receive safe harbor. Mashpee has to implement 37 units per year in 2026. Once you apply, <br /> then you are granted one year of safe harbor, meaning the town has a voice to be able to <br /> prevent certain development from happening. <br /> Currently, as a town we do not have a say. When a town doesn't meet their goal, they are <br /> forced into doing the right thing. These are some of the regulations and mechanisms to <br /> achieve that, but we need to be able to work on our own terms, not theirs. <br /> OLD BUSINESS <br /> Review Draft of Affordable Housing Committee Structure documents -Alexis Lanzilotta <br /> Chair Spakes heard the feedback from this Committee and the desire to take a step back and <br /> focus on simple — our own Committee. Alexis Lanzilotta came up with a one-page draft, a <br /> holistic approach to this integration of our Mission Statement, Vision, values, goals and reason <br /> for being. <br /> - Mission: Similar to purpose, what does this group do? <br /> - Vision: What does this Committee hope to achieve by doing those things. <br /> Mission Statement <br /> 2 <br />
