MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 8, 2026 <br /> S. Any changes to the plans will require the applicant to return to this Board. <br /> 6. Conditioned that the applicant seeks and obtains the Planning <br /> Department review in reference to the Tree Bylaw Chapter 175 of the Town <br /> Bylaws prior to the application of a building permit. <br /> 7. The Board finds under §174-17.1 that the proposed project as submitted <br /> is not substantially more detrimental to the neighborhood than the <br /> existing conditions, prior to removal of the existing structure, and that the <br /> site plan depicts adequate land area on the subject lot to provide sufficient <br /> parking, and there are no new nonconformities being created. <br /> Ms. Sangeleer, second, yes. <br /> Mr. Reidy, yes, <br /> Mr. Furbush, yes, <br /> Mr. Blaisdell, yes, <br /> Mr. Bonvie, yes. <br /> All were in favor to issue a Special Permit. <br /> OTHER BUSINESS <br /> ➢ Approve June 24, 2026, Meeting Minutes. <br /> Mr. Furbush made a motion to approve the meeting minutes. Mr. Reidy, second. <br /> All were in favor. <br /> ➢ Reorganize Board Member Appointments. <br /> Mr. Furbush made a motion that the Board Members remain the same for the <br /> next term. Mr. Blaisdell, second. There were no objections. <br /> ➢ Tom Feronti with Mashpee Commons to update the Board as to the <br /> progress of construction for JWT Phase 1 C-D, as per the terms of the <br /> Comprehensive Permit. <br /> Mr. Feronti addressed the Board as instructed in the Comprehensive Permit. As <br /> the Board may remember there are 123 units approved by Mass Housing <br /> requested to be separated into two "chunks". Mashpee Commons is currently <br /> advancing the east side of the remaining phase which has eleven (11) buildings <br /> and fifty-four (54) apartments. <br /> 11 <br />
