MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 8, 2026 <br /> The construction was broken down further on the west side of that area that has <br /> five buildings; six buildings are in the future build-out. All five buildings are <br /> currently under construction, Buildings 77, 76, and 75 are framed and are <br /> weather tight and the utilities are being installed. Buildings 73 and 74 are in the <br /> framing stage; 73 is almost done, and 74 is still being constructed on the first <br /> floor. Permits are in hand for Buildings 80, 82, and 83 and are still refining the <br /> design because of the topography and architectural features of those buildings. <br /> Mr. Ed Pesce as the Town's Engineer was onsite frequently during the civil stages <br /> of this project inspecting the utilities, paving, etc. The hope is that the first <br /> building will be ready for occupancy sometime in October, which will be Building <br /> 77, and on average finishing a building per month and, that the eleven buildings <br /> will be completed by the end of 2027. <br /> The monitoring agent has already started prep work for the lottery. The plan <br /> right now is to engage with the lottery by the end of quarter three or beginning <br /> of quarter four. <br /> Mr. Feronti continued to say that Mass Housing has started the process for the <br /> next 13 buildings, that has 69 apartments, and is hopeful to be ready within the <br /> next year. <br /> Ms. Sangeleer asked if there is adequate sewage for both phases. Mr. Feronti <br /> said; yes, roughly 90,000 gallons of capacity right now. <br /> Ms. Sangeleer mentioned that one of the buildings that is under construction <br /> has the appearance of being taller than the other buildings and determined that <br /> it has a much higher topographical visual. <br /> Mr. Feronti mentioned that that building is on the highest point. It is a three- <br /> story building and is consistent with most of the other buildings, but there's <br /> nothing else around it. Once Building 74 starts to take shape and Building 72 is <br /> framed, it will fit into the fabric. The sidewalk will continue to the property line <br /> to where the next project is being proposed. <br /> Mr. Reidy mentioned he liked the look of those buildings. <br /> Mr. Furbush asked if Mr. Pesce is doing all the inspections. <br /> Mr. Morris said that Mr. Pesce is doing the underground work, drainage, etc. Mr. <br /> Morris and Mr. Perry have been inspecting multiple times. <br /> 12 <br />
